My first dealings with Lance Harris were in 2007 when he performed an appraisal on the above mentioned property for the purposes of resale. I was immediately impressed with Lance's prompt delivery and presentation of a well researched market appraisal. Lance's advice was not to sell as he felt more capital gains could be realized for my property within 1 or 2 years.
In mid 2009 I decided to put my property on the market, encouraged by the market interest driven by increases in the government's first home owner's grant. I received 2 proposals for the campaign; one from my incumbent property manager and one from Lance.
Again Lance's proposal was promptly delivered and well researched. He advised me on an appropriate asking price which would give me the best returns without overpricing my property. Based on his superior proposal I signed an agency sale agreement with Lance and Deakin McDonald. Deakin McDonald's fees and marketing costs were fair and reasonable.
The property was photographed and presented professionally and Lance provided me with regular feedback on market movements and buyer enquiries he had received. During the course of the sale process I had to deal with a number of serious issues with the incumbent tenants and property manager. These issues affected not only Lance's ability to access the property for inspections but more seriously our ability to present a clean and well maintained property.
In spite of this adversity, Lance maintained a positive and focused attitude to the sale of my property. He persisted with every inspection and successfully delivered the sale of my property at a great price.
As a property investor I have had dealings with many agents who have sold properties for me. This property was the smallest property I have owned and sold. Yet, the service I received from Lance during the appraisal and sales process was superior to the service I have received when selling properties worth 3 times as much.
I would like to congratulate Lance on this sale and thank him for his advice, management, and sales professionalism. "Just a short note to convey my thanks for your efforts in facilitating the sale of my (now former) property. Rather than spouting forth with platitudes, I should wish to outline some of the transaction milrestones in a detached manner for the proverbial "WHOM IT MAY CONCERN". The initial establishment of the exclusive sales agency agreement between us was carried out professionally. It was a true negotiation considering my remote location and the fact that we concluded the terms of the agreement before actually meeting in person. At the outset, I consider Robin gave a fair indication of selling price probability, without inflating my expectations unnecessarily just to "get the deal".
